Grove Architects can provide a full scope of architectural services for all stages of the design process, as well as support during the construction phase.

 

The drawings we create help you understand and evaluate options on paper before you commit to them in built form, so that you get the best version of your project. Our aim is to turn your goals for your project into reality.

 

In the planning and design stage, we will analyze your ideas and goals and transform them into schematic designs for your project. We review and work with you to reach a design that is best for you. We then create construction documents, and bring those dreams to life by providing drawings and support for construction bidding, contractor selection, permitting, and construction phase services.

 

Our full scope of architectural services includes the following process.

 

Phase I_______________________________________________________________________________________________________

 

Pre-design & Existing Conditions:

For additions and remodeling, your existing building will be field measured and drawings will be developed of the existing conditions.

Zoning regulations for your property will be researched.

               

Schematic Design:

We will distill your goals for the project into a program and develop schematic design options to achieve those goals. Budget estimates based on square footage will be presented, as design options are evaluated. Designs will be presented to you and refined in multiple rounds of design, as needed. Ultimately, a schematic design with a budget estimate that is acceptable to you will identify the scope of the project.

 

Phase II______________________________________________________________________________________________________

 

Design Development:

Once you approve the schematic design, we will refine and develop the selected Schematic Design. The drawings from Schematic Design will be fine-tuned and interior elevations of all finished rooms will be drawn. The interior elevations show the window and door placement, cabinets, fixtures, woodwork, and anything built into the room. The drawings will be reviewed with you.

 

Construction/Bid Documents: 

Once you approve the design development, the construction/bid documents will be developed to describe the construction. These will include necessary building sections, construction details, mechanical and electrical plans illustrating the scope of those disciplines, coordinated interior elevations, and written specifications.

Bidding:

The Construction/Bid Documents can be used to procure construction bids from contractors. The bid documents allow you to get accurate bids from contractors before entering into a contract with them and before beginning construction. We can assist you in soliciting and analyzing proposals from General Contractors.

 

Permit Documents:

Once you have the construction bids from contractors, based on the Construction/Bid Documents and have selected a contractor, the previous Documents will be made ready for permit submission.

 

Construction Phase Services:

We can answer questions that arise from both you and the contractor during all phases of construction. We can also visit the construction site to assess the progress and assist in answering questions and evaluating options.
